Fort Collins, CO- Cobey Wess is pleased to announce the sale of 400 Smokey Street in Fort Collins. The 23.6 acres of land sold for $2,000,000, coupled with a significant philanthropic land donation. The charitable component enabled the City of Fort Collins Natural Areas to purchase the acreage.

Cobey Wess with SVN | Denver Commercial Northern Division originally assisted the Kayser Family in the purchase the property in 2015 and also represented them in the transaction with the City.

“It’s a great feeling being part of a transaction that will set aside a large piece of developable land and preserve it in its natural state for future generations to enjoy,” says Cobey Wess. “The Kayser’s are a lovely, generous family with agricultural roots, it pleases them to help expand natural areas within the City of Fort Collins.”

The City of Fort Collins Natural Areas Department is a citizen-initiated city and county sales tax, funded to conserve valued lands and provide both recreation and educational access to these community treasures. The property consists of rolling hills, large trees, wildlife, and bird habitats. The property is adjacent to Two Creeks Natural Area, and nearly doubles the size of the Natural Area in South Fort Collins.

“The City of Fort Collins has long been the beneficiary of community generosity,” says Nina Bodenhamer, City Give Director for the City of Fort Collins. “The charitable tax benefit of a donation can play a critical role within a real estate transaction. And, can preserve a seller’s desire to create a lasting legacy.” The property has a long history of natural grazing, local rodeos, and roping competitions. Converting the acreage to a Natural Area realizes the seller’s desire to preserve the homestead in honor of its history rather than future commercial use or the development of a multi-story housing complex.
